LYING AND BEING in the Third Civil District of Monroe County, Tennessee and being Tracts 1, 2, 3, 4, 5, 6, 7, 8, 9, and 10 of the real property shown on the ‘Survey for Howe Realty & Auction’ drawn by Christian M. Medders, RLS No. 2493, dated 08/21/14, Job No. 14,134, now recorded in Plat Cabinet J, Slide 20 in the Register’s Office for Monroe County, Tennessee, to which reference is made for more particular description:

BEING a portion of the properties conveyed to Dewey M. Watson Sr., a/k/a Dewey M. Watson, and Dewey M. Watson Sr. and wife, Margaret R. Watson, by deeds of record in WD 86, p. 21, WD 86, p. 37, and WD 248, p. 347, all in the Register’s Office for Monroe County, Tennessee. Dewey M. Watson Sr. died intestate in 1999 while lawfully married to Margaret Ruth Watson, who died in 2003. Margaret Ruth Watson’s estate has been fully probated in Monroe Chancery Court File No. 14,202. The parties to the pending Circuit Court action are all of the heirs at law and beneficiaries of Dewey M. Watson Sr. and/or Margaret R. Watson. See also Final Decree of Monroe Chancery Cause No. 16,036, a certified copy of which is now recorded in Misc. Book 230, p. 453 in the Register’s Office for Monroe County, Tennessee.

BEING the same property generally identified as Map 83, Parcel 024.00 in the Tax Assessment records for Monroe County, Tennessee.
TERMS OF THE SALE
Sale will be made with terms being 25% of the purchase price to be paid the day of the sale by cash, certified check, cashier’s check or personal check with bank letter verifying funds with the balance to be paid in full upon confirmation of the sale by the Court and delivery of the Clerk’s Deed, with no bidding allowed other that at the auction.
In the event the successful bidder does not complete the sale when the Court has approved same, the 25% down payment will be forfeited.

The property is being sold in bar of redemption and ‘as is’ without warranties of
